A town of roughly 8,000 people just outsold Paramus on $1M+ homes.

Upper Saddle River led Bergen County with 11 sales over $1M in the past 30 days. Paramus and Ridgewood tied at 9, and Franklin Lakes, Glen Rock and Teaneck followed at 7 each.

Here’s what the numbers say:

→ Eight towns made up nearly half of the county’s 128 $1M+ sales.
→ 32 towns had zero. In a thin market, one closing can swing a town’s whole month.
→ This ranks volume, not price. It shows where buyers are actively moving, not which town is most expensive.

If you’re thinking about selling, ask your agent how many $1M+ homes actually closed in your town last month. That number tells you more about your pricing power than any headline average.

A staged open house is designed to make you fall in love. Your job is to notice what it’s quietly telling you.

Patch of fresh paint: one freshly painted spot on a ceiling, especially under a bathroom, can point to a past leak. Ask what happened and who fixed it.

New carpet in one room: if the rest of the house is hardwood, ask why this room was replaced. Carpet can cover water or pet damage.

Doors won’t latch: a door that drifts open or sits crooked in its frame can signal settlement, or sometimes just seasonal swelling. Either way, have your inspector take a look.

Space heaters running: a heater in a bedroom usually means a room that never gets warm. Ask about insulation, windows and how the heating is zoned.

Pipes in the lawn: in New Jersey, a capped pipe near the foundation can mean a buried oil tank. Ask about the tank’s history and get a tank sweep before you commit.

It’s orientation. East-facing rooms get bright early and go flat by noon. South-facing rooms hold steady light all day. West-facing rooms turn strong and glaring by mid-afternoon. North-facing rooms never get direct sun at all — which is exactly why they’re the calmest, most usable light in the house.

Most buyers tour a home once, at one time of day, and never find out how the light actually behaves. It’s also the one thing about a house you can’t change later.
