We told you it would get worse before it got better. Here's the better.

From peeling back the layers on day one to belly-crawling under the house to set 13 new footings, this one asked a lot of us. There were long days, short-handed crews, and more than a few moments where we dug in and got it done. But that's what it takes when you're dealing with a home that deserves to be treated right.

This is the moment we work for. The New Ulm Home, restored, and ready for the next 100 years.

Over the past few posts of the New Ulm house, we may have given the impression that this was a near total teardown. That's not the case at all! This home had many materials that we were able to refinish, and then put back into the house to preserve the history. The original walls of the house were refinished and repurposed into the floor in parts of the house! The stair door you see in the before and after? The same door, still holding strong. Home renovation isn't always about clearing out the old, it takes a good team and an eye for details to take what's given and turn it into something new!

Heyyyy Old-School framing, meet New-School framing! Two techniques that almost go together as well as oil and water... okay, maybe not quite that different, but a lot has changed with framing over the past 100+ years.
We loved the challenge of melding these techniques to build a stronger home. It started with a simple question from the homeowner: keep the existing structure, or start fresh?
That's where our engineers stepped in, running the "all-mighty" Structural Analysis to check if the bones were still solid. Once approved, our architects got to work β€” then it went back to engineering for one final structural check. Old-school meets new-school, working together every step of the way.

Every great structure has to start from the ground up. That holds true for new structures, and remodels. For the New Ulm remodel, the engineers called for 13 new footings, oriented along the centerline of the home. The new footings are used to support the new load of what was the existing attic that is now two new upstairs bedrooms and full bathroom. From belly-crawling in the dirt, down a crew member with the flu on concrete placement day, to the boss crawling under the house to help. Also, big shoutout to Capital Concrete Pumping operators for helping with hose control.

This is the New Ulm Remodel, an early 1900s homestead that we renovated for a new century. Demo doesn't always mean a full tear down, but before we can build anything new, we have to see what we're working with beneath the layers. This isn't destruction, we're in discovery mode!
This was a really special project, we weren't just preserving a historic family home, we encountered some interesting side quests on the road to complete this project!
Remodels aren't always a straight path, especially when working on old homes. You know these walls hold some interesting stories, and by bringing them into the new century, we add a few of our own! Texas summers hit different. The scorpions, the wasps, the heat, it's basically a competition to see what gets you first. Here are 4 tips to keep you and your home ready for the season:
1. πŸ’§ Drink plenty of water AND add electrolytes for a little more hydration power!
2. 🐍 When picking things up, be sure to Check Before You Grab! Snakes and scorpions love a shady hiding spot.
3. 🐝 Treat for wasps and hornets early! Once they've settled in, getting rid of them is a whole thing... especially if you're allergic!
4. 🏠 Seal up your home! The most common access point to your attic space that often goes unnoticed is the a/c condensate line gutter. If not sealed properly, it becomes a highway for critters straight into your attic space.

The two questions we get asked most in construction:
"How much will this cost?" and "Where do we start?"
Totally fair, and honestly, they go hand in hand.
Cost is always tied to the details: scope, materials, timeline, and site conditions. That's why every project gets a thorough estimate before anything moves forward. No guesswork, no surprises.
As for where to start, it's simpler than most people expect. It begins with a conversation, a clear look at your goals, and a realistic plan to get there.
The best projects don't start with blueprints. They start with the right questions!
