“This unit factory charge is for 6 lbs 10 oz. With distance between outdoor and indoor unit the system maybe needed another 1lb and half.
I recovered over 11 lbs 😳”

Here’s a look at a service call from today.

The homeowner had no cooling. After diagnosing the system, I found the condenser fan motor had seized and the outdoor coil was heavily clogged with dirt and debris.

When the coil gets this dirty, the system can’t get rid of heat properly. That extra strain can cause parts like the fan motor to fail.

In this repair I:
• Replaced the condenser fan motor
• Installed a new capacitor
• Performed a deep condenser coil cleaning

Once everything was cleaned and replaced, the system was tested and running properly again.

Customer in Mesa was hearing vibration inside the wall. We traced the source, corrected the issue, and also found a pinched return duct restricting airflow.

On this service call, I found rodent-damaged ductwork where animals chewed through the duct and 🪹 built a nest in the insulation.

💨 When that happens, it’s not just insulation — rodent droppings and contaminants can get pulled into the air stream and circulated through the home.

⚠️ Rodent droppings can contain bacteria and allergens, which can negatively affect indoor air quality when disturbed by airflow.

📸 I documented everything and walked the homeowner through their options — no pressure, just facts.

I'm starting something new. I'm going to start sharing more behind the scenes work I do - and learning the video side as we go. Turns out I wasn't recording when I thought I was.

This call was for a repeat customer selling their home. An inspection flagged a few concerns, and I was asked to verify them.

After checking everything:
-No gas leak decteced
- Casita mini-split heats properly
- No oil leak coming from new unit

The goal is always the same: be honest, explain what I'm seeing, and not recommend anything that isn't actually needed
