We are looking for our next investor/partner. Our feature property is this 2br/1b, 1300sqf. Needs all new carpet updating kitchen and bathroom. We would add a second bathroom using the current closets and hall space. Moving a couple doors for bedroom entry. The current huge family room can be converted to one or two bedrooms. Bringing this property value $270k-$300k. We came up with a budget of $40k for rehab. For a gross profit of $79k+.

This is our Harper one of our current tproject in Chicago … Our before pictures, we will post updates of what we have done and also what we had to deal with through out this project. The investor is base out of California so we handle just about everything for our client. We were originally going to build this up for a rental property but our client changed plans and decided to turn it to a flip. Property had mold , damaged floors, walls and lots of water damage in basement . Boiler heating with broken pipes and boiler. Waterlines and drain lines broken. Electrical system short. This was a mess of a project but nothing we couldn’t handle.
