INVESTMENT PROPERTY TRANSFORMATION!

Here's a primary suite balcony and bathroom we re-invigorated for our clients investment property.

We replaced the railing to bring everything up to code, did custom trim for the face of the balcony, and painted the spiral stairs and trim black to keep the Mizzou theme going throughout the home.

In the bathroom we painstakingly painted every grout line which made a HUGE difference and brought elegance BACK!

We turned an old attic into usable living space by removing a wall and reconfiguring the staircase, creating clean access from inside the house instead of just the garage.

Because of the new angles and where the staircase now lands, we designed and built a custom drop zone that fits the space perfectly and actually works day-to-day.
We also added a “Costco Door” at the landing — so your groceries don't need to tour the house.

WARNING: Custom woodworking may appear to be original to the home.

We carefully removed the wallpaper, granite tile floor, vanity, and existing moldings in this clients powder room so we could add our Custom touch.

This client wanted a simple style of wainscot. We went with a flat-stock and used 5/4” for the door and window casing, and cap rail to give it some depth. If they ever wanted to make it more ornate, they can call us back to add panel molding!
