Some projects are worth another look.

This past SteelCo Buildings project for Northside Bottle Shop in Athens, GA showcases how a pre-engineered metal building system can provide the structural backbone for a distinctive commercial space.

The 13,600 SF building was designed with a 28.5' high-side eave, standing-seam metal roof, insulated roof and wall systems, commercial openings, and framing coordinated to accommodate additional masonry and exterior finishes.

It’s a great example of how PEMB systems can go well beyond the traditional “metal building” look, giving owners the efficiency of an engineered steel system while leaving room for architecture, branding, and curb appeal.

From early progress to final completion, we’re proud to see this major self-storage development come together!

SteelCo Buildings supplied the building systems for Absolute Climate Storage, a 93,300 SF climate-controlled self-storage facility spanning 6 buildings in Anderson, South Carolina. The package included the metal building systems, foundation plans, insulation, and Trac-Rite roll doors—all coordinated to support an efficient, durable, and build-ready solution.

Originally connected through a valued client referral, this project reflects the trust, coordination, and expertise required to deliver at scale.

Small bay flex space isn't just in demand — it's built to stay occupied.

While single-tenant industrial can sit vacant for an average of 9 months after a tenant leaves, multi-tenant small bay absorbs turnover differently. With 66.8% of small bay tenants renewing within 24 months and a tenant pool that has grown roughly 200% over the last decade, one vacancy in a five-bay building is a math problem — not a crisis.

CBRE reported shallow-bay rents more than 50% above 2010 levels. Only 0.5% of existing inventory is currently under construction nationally. The demand is there. The supply isn't keeping up.

We're proud to showcase the completion of this boat and RV storage development in Shawnee, Oklahoma for U Store It.

The project consists of three pre-engineered metal buildings totaling 78,430 SF, providing secure, accessible storage space designed to meet growing demand for recreational vehicle and boat storage in the area.

While the finished product appears seamless, the site presented a unique challenge. Significant grade changes across the property required the buildings to be carefully designed with multiple step-downs to accommodate the uneven terrain while maintaining functionality, efficiency, and a cohesive appearance across the development.

Projects like this highlight the flexibility of pre-engineered metal building systems and the importance of thoughtful planning when site conditions aren't straightforward.

What starts as one building can become something much bigger. We're proud to showcase the ongoing expansion of Scott's self-storage development in Logansport, Indiana — a project that has grown across four phases, expanding from an initial 6,000 SF structure, to a 9,200 SF addition, an 11,760 SF expansion, and a final 8,400 SF building, totaling 35,360 SF of completed steel construction.

With multiple buildings now visible on site and the property continuing to grow step by step, this project is a testament to what long-term investment in a local market can look like. Each phase represented continued commitment to meeting growing self-storage demand in the area.

Projects like this highlight the value of building with a long-term partner — one who understands your vision from phase one and carries it through to completion.
