Hail damage is hard to see from the ground, and some times one slope is affected more than the other (like shown in the two pictures below). This is due to wind driven hail hitting one side straight on and the facing away slope the hail just glances off. Adjusters will try and buy only the damaged slopes, but don’t worry, we got you! We will not let that happen!

The Wilson’s were denied a roof replacement by their insurance with their first roofer. Let’s just say they were NOT “in good hands”.
It took some time, but going through the proper protocols and procedures and with our professional team of experts and associates, we were able to make sure they got the full roof replacement they were owed! This is a beautiful Owens Corning class 4 shingle. The Color is Tru Definition Storm Cloud! 100s of homes in the Magnolia Neighborhood of Josephine Tx were affected by the 85MPH winds yesterday. The builder grade 3-tab shingles on new homes just do not hold up in high winds.
With KRC we install only high quality laminate shingles because we include a lifetime warranty with all our full roof replacements.
Wind claims with Insurance companies are tough to get covered unless you have proper representation. Many times insurance companies will try to only pay for a repair. At KRC we do not accept this. We are only halfway through hail season this year in Texas, and it has been hailacious so far!!! Many of our customers in Wylie Texas are noticing their deductibles are going up to 2% if they have not already. Check with your agent and see when that will be, as you definitely want to file before it goes up to 2% to save $1,000s!
A 400k Wylie home in 2019 had a deductible of $4,000 at 1% of the value. Now that same home is worth $750,000 in many cases and the deductible is now 2% for a $15,000 deductible. Not to mention our monthly premiums have doubled! Something has got to change for us homeowners!

Hello Russell, my neighbor says their friend is a roofer and is cheaper, can I save money by going with cheaper estimates with an insurance claim?

Sherri, thanks so much for reaching out to us! We are glad you asked and happy to answer! A majority of the time the answer is "NO"! On any "RCV" policy a reduction in incurred expenses from your claim amount results in a reduction in proceeds for your second check you will receive called the RCV/Depreciation check. This check is paid when all invoices are turned in. and the COC (certificate of completion) is turned in. Many roofing scandals are out there. The most popular is the roofer will bill your insurance company in full so you receive your full depreciation, and then collect less from you to help cover your deductible. This is where most desperate roofers are willing to commit insurance fraud to gain your business. Unfortunately, many home owners try to get away with it, and they usually attracts the bottom feeder roofers, and then the home owner many times will get terrible service, cut corners, sub par materials or factory seconds, they can't get warranty work done, or worse....get scammed altogether! At Kime Roofing, we strongly suggest not using a roofer willing to commit fraud to gain your business to work on your most valuable asset!.

However, if you have an ACV(Actual Cash Value) policy is different. An ACV policy means your insurance company will depreciate your claim based on condition and age of materials, then your insurance company will subtract it from your proceeds, and the insured has to pay the difference.
Meaning if your roof material is a 30 year product, and its 15 years old, that means your roof has lived half its life, then the insurance company is going to depreciate your roof by 50% of its value and subtract it from your claim check, and then you will have to cover the difference because they do not pay depreciation on ACV policies.
I suggest no one buy an ACV policy, but if you did, our company will do our best to maximize your claim and make sure every detail is covered. We strongly suggest NOT trying to find a cheaper roofer to cover the cost and cut corners here. Instead find a roofer that will maximize your claim to help you out and do the best job for your home! And please get an RCV policy so you do not have to deal with this in the future!

Thanks Dave for the question, and thanks for trusting us with your home last time our community was impacted.........To answer your question, it does not help to get 3 quotes. Your insurance will always pay the lesser bid if you choose a cheaper roofer. This is why they divide your insurance proceeds into two parts. The first check you receive is called the ACV check, which means Actual Cash Value. This check has the depreciation and the deductible already taken out. The 2nd check you will receive when the work is completed is called the RCV/depreciation check or "Replacement Cost Value". This check takes into account all "incurred expenses" minus your deductible. If incurred expenses are less, your second payment will be less as well. Insurance companies do this to keep from paying the home owner for the best quality contractors while the insured gets the cheapest and pockets the rest. There is certain circumstances such as new homes or bran new roofs with no depreciation on the claim that this does not apply to.
A good roof contractor wont just be concerned about lowering his price to gain your business and skipping the details of the insurance process. A great contractor will instead be concerned about ALL the details it takes to make your home whole again, and make sure your hard earned money used to pay those expensive insurance premiums doesn't go to waste.

Remember Dave, Anyone can skip details, cut corners, use lesser products to get a lower price for you, but insurance will pay for a high quality contractor materials, and labor, so make sure to use the best you can find, because your home is worth it!

Will my premiums go up if I file a claim!

Great question Mary! No, you as an individual policy holder will not have higher premiums for filing a claim unless you file a claim that is completely denied or considered frivolous. This does cause a slight ding on your policy which might cause an increase in monthly premiums.
I highly suggest having your local Kime roofing experts come out and give you an unbiased opinion on rather your home is eligible for a full roof replacement by your insurance company BEFORE filing. We have never had a customer denied claim we did not get approved with further efforts because we do not suggest filing a claim on anything that we do not 100% feel a full replacement is required.

However, just know that you and all your neighbors insurance premiums within the natural catastrophe area will most likely experience an increase in premiums as the insurance companies will spread the losses over the entire area affected. So you do not save by not filing when you have legitimate damage .

I know insurance companies already doubled our rates as well as our deductibles for almost everyone in north Texas, but as our 2016 Wylie roofs get closer to 10 years old, most insurance companies will raise your premiums higher for having an older roof as well.

Also, we have several customers that were moved to ACV (Actual Cash Value) policies by their insurance company because the roof was over 10 years old. These are the worst kind of policies and we do not suggest them if you live in North Texas especially. So if your roof warrants being replaced, make sure to get it done to save money on your premiums for having a NEW roof!
