3 Questions to Ask Your Barndo Builder.
You’re going to talk to five, maybe ten different companies before you pick one. Every one of them will tell you they’re the best value, they do it all, and they’ll take care of you.
That’s not information. That’s a script.
These three questions cut through the script. If a builder can answer all three plainly, in specifics, on the first call, they’re probably honest. If they dodge any of them, that’s your answer.

1. Where does the steel come from, and what does the manufacturer charge you for it?
Good answer: “It comes from [named manufacturer]. Their invoice for a spec like yours is around $X. We charge a disclosed coordination fee on top of that. I’ll show you the invoice.”
Bad answer: “We source from the top manufacturers.” “Our kit price is competitive.” “That’s proprietary.”
On a $120,000 steel package, an undisclosed 20-40% markup is $24k-$48k. The margin isn’t the problem. The secrecy is.

2. Who erects the building — your own crew or day-labor subs?
Good answer: “Our own full-time crew. Our foreman is [name], he’s been with us [X] years, and he’s on every job. Here are photos from his last three builds.”
Bad answer: “We work with great er****on partners.” “It depends on the project.” “Our contractor takes care of that.”
The single loudest complaint in this category is builders who post the er****on job to a labor pool the week the steel arrives and hope for the best. Same kit, different crew, completely different product.
Don’t invest all your money into a steel kit just to give it to an er****on crew you don’t know.

3. Who is on the job every day, and what is their name?
The person on the sales call is almost never the person on your slab. Ask who is. Get a name. Then ask how many jobs they’ve run, how long they’ve been with the company, and whether you can talk to a past customer of theirs.
If the salesperson can’t name that person — or the answer changes when you push — you don’t have a builder. You have a lead-gen company that will sub the actual work.
You may get lucky and get a great sub. But if not — who’s on the hook?
