I’ve been seeing this a lot and want to write a quick PSA about it. So as a former aviation tech and crew chief, I’ve seen some close friends get some pretty knarly injuries due to unsafe practices or accidents. Most of them broke the 3-points of contact rule, which means to keep that many contacts on what you’re climbing on. Then there’s the equipment inspection issue. So I’m coming at this with some experience and training of what not to do…..

Attic ladders have installation procedures that state that the joints should be flush when you deploy the ladder. When it is flush, the weight is properly distributed down each section of the attic ladder. When there is a gap, the load limit of the ladder is reduced since the weigh support isn’t proper anymore.

So, as inspectors, we have to be very careful when we climb one of these because most of the ladders have a 250lbs limit for a properly installed ladder. Any structure misalignment or material failure issues dramatically reduce the weight limit.

Sometimes one of the best parts of being a home inspector is getting to see our beautiful corner of Arkansas from a different perspective.

This view over Hartford never gets old. While drones are an incredible tool for safely inspecting roofs, chimneys, and hard-to-reach areas, they also give me a chance to appreciate the scenery that makes this area such a great place to call home.

Every inspection is different, and when conditions allow, aerial imaging helps provide a more complete evaluation while capturing some amazing views along the way.

Some crawlspaces just aren't built for bulkier humans.

Today, our crawlspace crawler earned its keep by accessing an area that was simply too tight for me to safely enter. Using remote cameras and the crawler, we were able to inspect conditions beneath the home without missing critical details.

Crawlspaces can hide moisture issues, structural concerns, plumbing leaks, pest activity, damaged insulation, and other costly surprises. If it's part of the home, it deserves to be inspected—even when it's difficult to access.

Not all problems are visible at first glance—that’s where temperature checks come in.

During home inspections in Fort Smith, Van Buren, Greenwood, Alma, and the River Valley, I use infrared and thermal temperature tools to help identify potential issues that may need a closer look, including:

• Overheating electrical breakers or connections
• HVAC supply/return temperature differences that may indicate performance concerns
• Hot spots in electrical panels
• Missing insulation or unusual temperature patterns
• Moisture intrusion clues around walls, ceilings, or plumbing components
• Appliance performance concerns

A temperature gun doesn’t “see through walls,” but it’s a fast, useful diagnostic tool that helps spot conditions that aren’t always obvious during a standard visual inspection.

Technology + experience = better information for buyers, sellers, and homeowners.

Today’s inspection came with this super good girl making sure everything at the property passed her approval process. Friendly, professional, and clearly committed to site supervision (payment accepted in belly rubs only).

While we’re checking roofs, crawlspaces, HVAC systems, electrical panels, and the things most homeowners never see, sometimes the best part of the day is meeting a happy homeowner’s best friend.
