F&E not only specializes in tile work, but also in custom carpentry and design! This one will be an absolutely stunning transformation when completed. Has completely opened what once a closed off room, allowing light from the balcony, and foyer to be seen throughout upstairs area. The windows on the second floor also allow natural light to be seen throughout the first floor. An amazing transformation so far!
After consoltation with a structural engineer we got to work! We now have a ridge beam (LVL above the joist) where the structural wall once sat. Allowing us to completely open this room up.
Framing, electrical, HVAC, and drywall have already made a huge difference. Once the custom trim work is done, work will begin on the custom built in bookshelf where the closet once was(a rough sketch in pictures).
While doing so the flooring and stair rail will be replaced.
This was freshly cut and kilned white oak from a local saw mill. There’s wood glue mixed with saw dust in the corners of the posts now which will be sanded down. Beams will also be placed along the top towards the wall (where it’s currently framed). A custom built in bookshelf will be going in the corner which was once a closet.
