We recently replaced an older furnace and air conditioning system after the furnace was found to have a cracked heat exchanger and the AC unit was still running on R22 refrigerant. Both systems were at the end of their service life.

The new installation included a high-efficiency furnace and modern AC system using current refrigerant, improving both safety and efficiency for the homeowner. The upgrade will provide more reliable heating and cooling, lower energy usage, and peace of mind going into the upcoming seasons.

As hot water tanks age, internal components naturally begin to deteriorate. Most residential water heaters have a life expectancy of approximately 8–12 years depending on water quality, maintenance, and usage. Over time, sediment builds up inside the tank, steel components weaken, and the protective anode rod becomes depleted. Once corrosion sets in, the tank can begin to rust from the inside out.

One of the most common failure points is the tank lining itself. Small internal cracks can develop, eventually leading to leaks. Unfortunately, when a tank begins leaking due to internal corrosion or cracking, it cannot be repaired — replacement is the only safe and reliable solution.

Signs a water heater may be nearing failure include:
• Rust-colored water
• Rumbling or popping noises
• Visible corrosion around fittings
• Moisture or pooling at the base of the tank
• Inconsistent hot water or reduced capacity

Proactive replacement before a full rupture can help prevent water damage, emergency situations, and unexpected downtime.

Over the past few weeks we’ve had the opportunity to work across several different commercial facilities, each with its own set of operating demands and equipment types. From occupied office spaces to light industrial buildings, the focus has been keeping systems reliable while minimizing disruption to daily operations.

Our team has been servicing and repairing VRF systems to restore proper zoning and communication between indoor units, addressing capacity loss and intermittent faults that were affecting comfort throughout entire floors. In other locations we completed rooftop unit replacements, coordinating equipment change-outs and restoring dependable heating and cooling after existing units reached the end of service life.

We’ve also worked through multiple boiler diagnostics and repairs, resolving combustion and circulation problems to stabilize building heat, along with maintenance and motor replacements on exhaust fans to restore proper ventilation and building pressure balance.

Commercial buildings rely on many different systems working together, and most issues aren’t caused by a single failure — they’re usually the result of gradual performance decline across equipment. The goal on each project is straightforward: identify the root cause, correct it properly, and return the building to consistent operation.

The existing York rooftop unit was taken out of service after a confirmed heat exchanger failure. Due to the age of the equipment and safety concerns associated with the condition, the most practical long-term solution was full replacement. We tied back into the existing duct, added new Gas piping and a new 460V Fused Disconnect with a Convenience outlet for any future service applications. Sealed everything up, and got it fired up with a Proper Start up.

If your rooftop unit is getting up there in age or starting to give you problems, it’s a lot easier to plan a changeout than deal with a breakdown in the middle of the season.
