đźš§ Construction Near Your Home? Know Your Rights Regarding Vibration Damage.

If heavy construction is happening near your home — pile driving, shoring installation, deep excavation, or even heavy equipment traffic — you should be aware that there ARE established standards that protect your property from vibration-induced damage.

While Louisiana does not have a specific state statute on construction vibration limits, the Federal Transit Administration (FTA) publishes the most widely accepted standard for non-blasting construction vibration in the U.S. For a typical wood-framed residential home, the damage threshold is 0.20 in/sec Peak Particle Velocity (PPV). For older or more fragile homes, that threshold drops to 0.12 in/sec.

To put that in perspective, an impact pile driver or driven shoring at just 25 feet from your home can generate PPV values of 0.50–0.65 in/sec — well above the damage threshold.

What should a responsible contractor be doing?

âś… Vibration monitoring with seismographs at the nearest structures
âś… Adjusting methods if vibration limits are approached
What can you do as a homeowner?

📸 Document the existing condition of your home BEFORE work begins — photograph walls, ceilings, floors, foundations, and any existing cracks.

What is “Racking” in a Home?

During strong wind and hurricane events, a home isn’t just pushed—it can rack. Racking occurs when lateral wind forces cause the walls of a house to temporarily shift or deform out of square, even if the structure doesn’t collapse. This movement puts stress on framing connections and often shows up inside as cracked gypsum board joints, separation at wall‑to‑ceiling corners, trim pulling away, or doors that no longer operate smoothly. In forensic engineering, these patterns help us distinguish wind‑related movement from long‑term settlement or normal aging. Understanding racking is key when evaluating hurricane and wind damage to residential structures.
