Adequate build process planning takes time!!!! If you have a project in mind for 2025, especially if it is a big project - we should be starting to talk ASAP. Our project schedule is already filling out for 2025, but we would love to add yours in so reach out today!

Pre-construction is a critical part of the building process. It takes dedication, communication and detailed planning. Many clients do not realize that architectural development, design selections, engineering and budget planning take weeks or months (for bigger projects) to complete. But nailing down the details up front will help the project go smoothly later. Investing time up front also ensures accurate budget expectations and fewer delays on the back end for selections to occur.

Even if you have a plan-set in hand - careful budget development alone will take a few weeks to accomplish - but you darn sure want to know what you will be spending on the project. Don’t let lower quality builders rush you in. Take your time, make the right choices - this is your home.

Don't work with a contractor who makes you do the punching. At PhD design build we stage punch every step of the way and then follow that with a final punch at the end of the job to make sure everything is finished up nicely and there are no loose ends!

I've previously shown you the waterproofing underneath, but the finish on top being beautiful is just as critical for the end result :). Here I note a few of the critical details that we have to plan wayyyy ahead for (as early as when we are doing framing), that make this tub & shower remodel beautiful as well as functional! Every piece of this is built to the homeowner's desire, perfected with the builders' style and touch.

It's fall y'all! This screen porch custom enclosure complete with custom doors is finished at the Arlington project! and Margot! Please enjoy!!!!

We built the porch structure here onto an existing roof and slab. The porch frames are made out of finish grade red cedar custom milled and shaped to hold the aluminum window screens. The challenge here was getting the out square existing porch to look pretty and figuring how to attach the framing to it in a seamless way. To attach it to the slab we used anchor bolts with washers to lift the bottom plate off the slab (this will keep it from rotting). We devised a custom shape on the frame to accept the screen frame and then a trim piece and nailed directly to the existing posts and ceiling joists. This trim piece allowed the frame to look like it perfectly applies to the existing atructure.

What you can't see: the porch frame cedar was pocket screwed and glued for longevity. Screens were then applied and finish trim on top of that to hold the screens and cover the joinery. A custom door frame was then installed with custom built Doug fir doors with matching screen sizes. In the end, we are left with a polished product that looks like it's been there for years and matches that heights style, but still looks beautiful. We then finished it all off with emerald urethane enamel for a lifelong white finish!

After that, all that is left was to pop a cold one and enjoy the cool fall breeze. (Or maybe a glass of wine if you prefer).

All glass everywhere! This open concept gem is a dream. I project managed this home, and it was recently honored in Austin. Tons of details make this project unique but my favorite is the intricate way the steel doors and windows meet with the bricks...I'm a nerd I know...

Also note the giant stone hood with steel supports in the kitchen, and the copious glass openings each of which we're carefully engineered for flush finishes with the floor and ceiling. And as always perfect alignment of ac vents, can lights, light fixtures, cabinet and door centerlines throughout the main floor ;)
