We’re excited to welcome Barbara Novoa to VACC Group as a Senior Consultant within our Building Enclosure & Façade Access practice.

A Houstonian with more than 20 years of experience in the built environment, Barbara brings extensive architectural and façade access consulting experience from some of the industry’s leading firms, including Gensler, Powers Brown Architecture, Lerch Bates, Page, EYP, and PhiloWilke.

Throughout her career, Barbara has worked on a wide range of projects, including corporate campuses, high-rise commercial and mixed-use developments, healthcare facilities, professional sports venues, aviation, government, hospitality, and other large-scale projects.

She also brings direct façade access consulting experience, including the analysis, design, documentation, coordination, inspection, and installation oversight of façade access systems.

Barbara’s addition strengthens the depth of our consulting team and expands VACC’s capabilities across façade access, building enclosure systems, roofing and waterproofing, condition assessments, and the investigation and evaluation of existing buildings.

As VACC continues to grow, we’re focused on building a team with the experience and technical depth to help our clients solve complex building exterior and access challenges.

Reading through the Houston Business Journal last week, I found myself looking at the photo more than the headline.

Most people probably see a corporate headquarters.

I noticed the davits.

Permanent façade access infrastructure integrated into the roofline.

It’s interesting how often the systems that keep buildings operating fade into the background.

They’re not part of the marketing brochure.

They’re not an amenity.

Most people never notice they’re there.

Yet they’re critical to maintaining the building throughout its life.

Sometimes what catches your attention says as much about your profession as the article itself.

The headline was about an $800 million acquisition.

I was looking at the roof.

Interesting what you notice when you slow down and watch operations.

Waiting on a flight last week, I found myself watching everything happening around the gate.

Aircraft.

Baggage.

Ground crews.

Passengers.

Maintenance.

Weather.

Each system has a specific role.

The challenge isn’t whether the individual systems work.

It’s how they work together.

Buildings aren’t much different.

Elevators.

Façade access.

Occupant circulation.

Deliveries.

Maintenance.

Security.

Individually, each system may function exactly as intended.

The friction often develops where those systems intersect.

That’s where operational complexity begins—and where coordination matters most.

Buildings are typically coordinated by discipline.

Architecture.
Structure.
MEP.
Vertical transportation.
Façade access.
Security.
Operations.

Individually, each system may function exactly as intended.

But buildings are not experienced individually.

They operate as overlapping systems sharing the same physical environment.

That’s where operational friction begins to appear.

A service route crosses an amenity terrace.
Maintenance access interrupts occupant circulation.
Retail traffic overlaps with deliveries.
Façade access equipment competes with programmed rooftop space.

None of these conditions are unusual.

What’s unusual is how often they are still evaluated independently instead of operationally.

As buildings become more mixed-use, dense, and experience-driven, operational coordination becomes just as important as technical coordination.

Buildings rarely operate exactly the way they were originally planned.

What begins as a clean separation between occupant space, maintenance access, service movement, and façade operations eventually starts to overlap.

Amenity terraces become active gathering spaces.  
Maintenance still has to occur.  
Façade access equipment still has to function.  
Deliveries, operations, and occupants continue moving through the same environment.

Individually, the systems work.

The challenge is how they work together once the building begins operating in real conditions instead of diagrammatic ones.

That’s where coordination shifts from theoretical to operational.

Buildings evolve.  

The question is whether the systems supporting them were designed with that in mind.

Façade access and vertical transportation are typically planned around known uses and expected conditions.

But buildings rarely stay static.

Tenants change.  
Amenity spaces shift.  
Operations expand.  
New uses emerge.

What starts as a predictable environment eventually becomes something far more layered and operationally complex.

That’s where gaps begin to show up.

Not necessarily in the code—  
but in what was assumed early and carried forward.

On a past project, we looked at a building like this.

Façade access and vertical transportation were planned around how the building was expected to operate.

Gyms mid-level.
Outdoor garden levels.
Terraces.
Parking integrated with low-rise.
Class A office.
Retail.

All considered.

Beekeepers weren’t.

The system didn’t fail. The building just evolved.

New uses.
Different access needs.
Conditions that weren’t part of the original planning.

That’s where the gap shows up.

Not in the code—but in what gets assumed early, and carried forward.
