This homeowner hadn’t changed their filter in years.

Look what we found inside their furnace — the blower wheel, the motor, the entire cabinet coated in dust and debris.

Here’s the thing: your filter is the first line of defense. When it gets this clogged, dust bypasses it completely and coats everything downstream. That’s your blower wheel. Your evaporator coil. Your motor windings. All suffocating.

This is preventable. Change your filter every 1-3 months. If you have pets, remodeling dust, or your system runs constantly — check it monthly.

A homeowner in Newport Beach called us to replace his furnaces and add AC to two systems.

Before I jumped into selling him new equipment, I explained his options:

“You have underground ducting. You might want to have it inspected with a camera before we do any work — just to see what you’re dealing with.”

We scoped the ducts. This is what we found.

Rocks. Rust. Construction debris from the original build. Decades of contamination.

His options:
→ Abandon the underground ducts and go ductless
→ Clean and coat the existing ducts, then install new equipment

Because this is a custom home, he doesn’t want mini splits on the walls. He wants to reuse the existing ducting. So we pointed him to a specialist we work with who cleans and seals the interior — so the air is no longer washing over rust and debris.

Here’s the plan we coordinated:

1. Remove the existing equipment
2. Duct cleaning and coating company does their job
3. We return to retrofit AC and install new heat pump systems on each duct run

The customer now has the data he needs to make the right decision for HIS home. Not mine. His.

A pipe burst in this Newport Coast home 3 months ago.

They did everything right — hired restoration, dried it out, started the rebuild.

Except one thing: they called me after the drywall went up.

Here’s what I found:
→ Drywall dust coating the inside of every duct
→ Blower wheel caked in construction debris
→ Moisture + dust sitting in the drain pan
→ Every vent wide open during sanding, painting & flooring

If they’d called before the walls closed, we could’ve inspected and cleaned without touching the new drywall.

Now? If anything behind those walls is contaminated, that drywall has to come back down.
