For decades, the standard answer to the second number has been several inches of mineral wool wrapped in aluminum cladding. It works thermally. It also means inspection requires demolition, annular space holds moisture, and corrosion under insulation has a place to live between turnarounds.

Utility poles, timber lagging, sound walls, pedestrian bridges. The pieces that need to be there after the next fire season as much as the new homes do.

There are now more than 3,000 cool-roof products listed in the CRRC Directory. For a facility team trying to make a decision, that is a useful pool of data and a tricky one.

The most common shortcut is to read the day-one solar reflectance value and move on. It is the easiest number to find. It is also the one that changes the most over time. Roof surfaces pick up soot, pollen, and grime. Reflectance drops. HVAC runtime creeps back up.

Heat rejection through the depth of the coating is a different mechanism. Engineered ceramic particles inside the film keep doing thermal work even when the surface itself is no longer pristine.

The number to ask for, alongside day-one SRI, is what the same product does in year three and beyond.

Every new reflective-roof headline lists one number: solar reflectance on day one.

The number that actually shows up in your HVAC bill is different. It is how much heat does not reach the building five years later, after the roof has lived through summer, monsoon, soot, and pollen.

Reflection is a surface property. Heat rejection is a through-thickness property of the coating. One degrades with weathering. The other does not.

If you manage a commercial roof, the question to put to your vendor is the five-year performance curve, not the day-one spec.
