🚧🚜 What did it take to give this commercial parking lot a fresh start?

A lot more than simply laying down new asphalt.

From the overhead image, you can see this was a decent-sized parking lot with three main entry and exit points, multiple driving lanes, and numerous parking spaces, all of which required careful planning and ex*****on to keep the project moving smoothly.

This parking lot wasn't full of potholes, but years of traffic, weather, and daily use had begun taking their toll on the surface. Addressing that wear with a properly timed asphalt overlay helped extend the life of the pavement, reduce the potential for water intrusion, improve safety, and help avoid more costly repairs down the road.

For this commercial property, our team installed a 1½-inch hot mix asphalt overlay to help protect the existing pavement while improving the property's appearance and functionality.

The project included:

✔️ Removing wheel stops
✔️ Bump milling entry and exit points for smooth transitions
✔️ Cleaning and tacking the existing asphalt surface
✔️ Installing and compacting a new 1½-inch hot mix asphalt overlay using vibratory and rubber tire rollers

🇺🇸 Memorial Day began after the Civil War as “Decoration Day,” a time when communities gathered to place flowers on the graves of fallen soldiers and honor those who never made it home.

More than 150 years later, the meaning still remains the same.

🏢 New ownership often brings different operational needs, and that is exactly the case with this recently acquired 2-story commercial office building. After finding BHI Services Inc. through a Google search for office renovations, the new owners reached out looking for a team that could help rework the property to better support how their business functions day to day. 🔍🔨

After walking the property together, seeing how the space is currently functioning, and hearing what the new owners want from the building to better support their needs moving forward, our team is putting together a plan to create a more open, functional, and updated office environment throughout both floors of the building.

Plans currently being discussed include removing walls to enlarge portions of the space, opening up the layout through selective demolition, upgrading the break room with new cabinetry and countertops, replacing damaged ceiling tiles, repairing drywall, repainting the entire 1st and 2nd floors, updating flooring, and coordinating the electrical, lighting, and plumbing modifications needed to support the new layout and overall improvements throughout the building. 🏗️🎨⚡🚰

Outside the building, the property also features a shared wooden deck area that has weathered over time from exposure to the elements. Repairing and restoring the exterior deck is another improvement being explored as part of the overall scope of work. 🪵☀️

No two industrial properties have the same needs, and this project is a great example of why having a multi-trade construction partner like BHI matters. 🏗️

The goal for this newly acquired property was to prepare the site for its next tenants. A major transformation needed to take place on the back lot to create more usable space for parking and storage opportunities. But before new asphalt millings could be installed, there was a significant amount of planning, prep work, and coordination that had to happen first, not to mention the additional improvements needed throughout the warehouse and remaining shed.

BHI Services Inc. handled the project from start to finish, including:

▪️ Yard cleanup and site preparation
▪️ Removal of two concrete poles
▪️ Electrical disconnects prior to demolition
▪️ Decommissioning of the old open-air sheds
▪️ Geotechnical testing and borings
▪️ Grade and pitch correction
▪️ Installation of new asphalt millings to create a more functional surface 🚧

While site work was moving forward on the back lot, our team was also tackling improvements across the property, including:

▪️ HVAC, electrical, and life safety inspections
▪️ Interior office refreshes with new insulation, ceiling tiles, paint, and floor cleaning
▪️ Warehouse cleanup (bye-bye spider webs 🕸️🕷️, dirt, and grease)
▪️ Exterior paint on the warehouse and remaining shed 🎨

All of these scopes worked together to create a cleaner, more functional property ready for its next phase of use.
