Sometimes the biggest problems are hidden beneath the surface…
This project came to us in two phases.
First, we solved a major drainage issue that was washing mulch and soil down the hillside. We designed and installed a retaining wall system, custom drainage solution, catch basin, and river rock swale to control the water and protect the property.
A few months later, the homeowner called us back because vehicles kept scraping on the driveway.
Once we removed the existing pavers, we discovered the real problem—an old concrete driveway had been buried beneath nearly 8 inches of sand. Over time, the improper foundation had settled and completely changed the driveway’s grade.
Instead of covering it back up, we rebuilt it the right way.
We removed portions of the old concrete, installed reinforced concrete edge restraints, built a properly compacted aggregate base, installed a linear slot drain, and completely regraded the driveway so water now flows into the drainage system we created during Phase 1.
While the homeowner wanted to reuse the existing pavers, we also upgraded the design by installing a brand-new Belgard Holland Stone driveway apron along with a triple sailor course that now frames the entire driveway and walkway, giving the project a cleaner, more refined appearance while tying everything together.
The result is more than just a beautiful driveway.
âś” No more scraping vehicles.
âś” A properly engineered foundation.
âś” Water managed exactly where it should go.
âś” A refreshed design that looks as good as it performs.
At Property Docktors, we believe the best projects don’t just improve curb appeal—they solve problems for good.
If you’re dealing with drainage issues, erosion, or a failing paver driveway, we’d love to help.
