Brief Recent History
I was employed by Bill Clark Homes as a superintendent in their most lucrative neighborhood for just shy of 6 years. The coronavirus caused a temporary reduction in sales due to the Stay At Home orders and therefore production followed suit.
Within a week of becoming unemployed I started a business and began framing the first house as a subcontractor for my former employer in the two neighborhoods I co-managed.
My experience in a field management position of more then 250 houses in total, over 5 years for the best builder in South Eastern NC, is an asset that will be hard to find in other contractors.
OIB Construction & Property Management LLC will begin commencing in residential remodeling projects that cater to home owners by offering project management that mimics general contracting but is more along the lines of subcontractor management and dies not require a General Contractors license under $30k per project.
What you get as a customer
My customers will take a detour from the anxiety, stress, difficulties and all the possible unknowns they would otherwise face in a solo quest for fair pricing by reputable local contractors for their projects. I will always get a better price:quality ratio then my competition.
Building Code, Permits & Inspections
I know the best building practices and what they look like (and what they aren’t supposed to look like) from start to finish and in every trade there is; as well as county and local (Towns of OIB & Sunset) building codes and requirements, how and when to pull permits/schedule inspections. I also know all of the inspectors and what each individual inspector specifically looks for and expects and i have their cell phone numbers.
Subcontractors
My subcontractors and every individual employee understands exactly what my expectations are and when to reach out to me
I personally know each and every one of my subcontractors, from the owner to each individual employee, which employees make up each crew, what each crew specializes in (and which one I don’t ever want on my jobs) 😬, as well as what their turn around times are. Not to mention that I just dont believe theres anyway anyone could get better pricing at the level of quality I will provide.
If your willing to sacrifice quality theres ways I may be able to accomplish that but my experience focuses on highest standard of quality at a price lower then is available to the general public. And in my experience that sacrifice should only be considered based on the value of the property and its location.
Building & Remodeling Process
I know exactly what each trade needs to be ready for them and what they supply and what I need me to supply for them.
This knowledge has (painstakingly) taken years to remember, understand, learn and master it to the point that it becomes automatic.
The End of the Beginning
Having closed over 260 houses in 6 years for the very best new residential builder in Brunswick and New Hanover counties, facilitating over 25 houses at a time (42 was the maximum) in all different phases of construction, I can assure you that you will not find anyone that can provide you with what I offer for anything remotely close to the price I will get you.
Cost Cutting
I will always offer suggestions and options that achieve your desired aesthetics and improvements at a lower cost wether or not money is a limitation to my customer’s.
