Photos from a recently completed project in Jefferson. Scroll to the end to see the before of this cottage sitting just inches off the ground. Elevated and rot repaired, this little house looks great and is on a solid footing. New treated 6X6 sills replaced the old 4X4 and 4X6 sills providing additional strength, and additional piers with tighter spacing helped take the shake out of the floor. Excited to see the homeowner bring this cottage back to life!

Pier and beam house leveling done right! Rotten sills and joists replaced with treated lumber, new piers constructed and properly spaced to eliminate shake and reduce the weight per pier, slowing settle over time.

From Rot, to Right!

Low ground clearance and blocked air vents created an environment where moisture had become trapped causing damage to joists, subfloor, and the floor coverings. Previous companies attempted to work on the house, but failed. They left behind rotten sill plates, rotten joists, rotten sills, rotten subfloor, and rotten wall studs, all of which, we repaired.

Original construction consisted of 2X8 floor joists, many of which were improperly replaced with 2X6 joists on 24-inch centers by a previous contractor. Scabs and temporary bracing had been constructed to make the floor feel as though it was solid. All of this was removed and reconstructed with 2X8 treated joists on 16-inch centers, all new and treated materials replaced the rotten sill plates, and two layers of 3/4-inch plywood was secured to create a strong and lasting floor system throughout.
