Started this garage with living space above today 🥵. We were able to get the sill plate on, main garage door opening up, and the entire top plate layed out. In order to accommodate the long span and avoid a large beam in the garage ceiling space, this one is getting engineered floor trusses. Measurements were taken and now we wait for the trusses to arrive and floor to be poured....stay tuned for updates!!

LOT'S of work went into this project that can't be seen with your eyes, but that's what it takes to craft an amazing living space! Added numerous can lights, ceiling fans, receptacles, and various electrical homeowner requested changes.
Sink converted from a 3 drain to a single, refrigerator water line moved, and gas line stubbed for range. Plumbing ran for small second kitchen sink for future coffee bar.
Floor registers moved to beneath cabinets
Scab 2x4s added to beneath second floor to reduce/eliminate second floor squeaks
Insulated walls and ceiling
Walls are drywalled and taping/mudding is underway!
