Repair 🛠️ instead of replace! 🙅‍♀️

Whenever possible, repairing a system issue in your HVAC unit allows you to save more. And if you are a property manager, you have plenty of units to overwhelm your budget if you are not careful.

There are, of course, times when repairs have been exhausted, and replacement is needed.

Here's how to know if it's time to replace instead of repair:

• If your system is over 12 years old, repair costs become higher
• When the Blower motor, compressor, or condenser coil has suffered extensive damage a replacement might be more budget-friendly
• If you have done 2 repairs in under 10 years, a 3rd or more can prove to be more costly, and replacement becomes the better option.
• If your HVAC unit is under 13 SEER or 10 EER rating, then replacement is a better option.
• If your unit is oversized or undersized, this leads to poor humidity control and is better replaced with the right-sized unit, rather than repaired.

Myth #1 Turning the system off when you leave the house is a waste of energy.

We've heard this one a million times. This is the idea that if you return to an overly hot/cold home, your system will have to work overtime to get to your desired temperature. However, the truth is that keeping your home at the ideal temp throughout the day, especially when you're not even there to enjoy it, is less efficient and more costly.

Myth #2 Closing the vents in empty rooms increases efficiency.

Closing the vents in unused rooms seems like a smart way to increase efficiency, right? Unfortunately, closing vents causes excessive stress on your HVAC unit, which can lead to damage and repairs. One common problem is that the added pressure creates leaks in your ventilation system, making it harder to heat or cool the entire house in the long run.

Myth #3 The location of your thermostat doesn’t matter.

A well-placed thermostat ensures a more accurate reading of your home overall. Be mindful of what elements in a room may cause yours to pick up a faulty reading, such as in a drafty part of the house, or in the kitchen where the temperature is generally warmer than other parts. Generally speaking, you’ll also want it to be in a room you frequently use, rather than tucked away in a hall.

V is for vital, and for ventilation, which is the process of effectively bringing fresh, clean air into your home to push out older, stale air.

Ventilation is one of the MOST important parts of any HVAC system as it affects not only the comfort and air quality of your home but your family's health as well.

Poor airflow can cause the air in your home to easily become stagnant and difficult to keep moisture and indoor pollutants like dust, pet dander, and cooking odors at bay. This can cause health issues as mild as increased allergy symptoms and as severe as eye, nose, throat, and even respiratory irritation.

Your HVAC system helps ventilate your home, but things like using a dehumidifier, opening windows, or turning on fans can help as well.
