So you have land and you want to build a house but aren’t sure where to start…
Here are 5 things to consider as you get started on your home building journey.

▪️What is your budget? Make a wishlist that can be discussed with the builder to determine what is realistic within your budget.
▪️Will you be financing the cost of your new home through a financial institution? Be sure to get pre approved early on in the process. Before you can close on your loan typically you will need building plans, a specification sheet, cost break down and a construction contract from your builder.
▪️What do you want in a builder? Someone who can design and build a one of a kind home or someone who has pre-made floor plans for you to choose from? A builder that designs a unique home could charge an additional fee for their design services.
▪️Will you be installing a well or septic system on the property? If so, the soil will need to be tested prior to getting a sanitary permit and building permit.
▪️Does the land need to be cleared prior to the start of building? If you desire for any trees to be left on the property, talk with the builder to ensure the trees will not impede the building process. This could impact building costs if the equipment is not able to easily access the property.
