Then something changed.
Carriers started writing Actual Cash Value clauses into policies more and more.
Here is what that means.
Your 15-year-old roof gets hit by hail.
Insurance calculates depreciation — 15 years of wear — and subtracts it from your payout.
A $20,000 replacement becomes a $7,000 check.
You are on the hook for the other $13,000. And that is before deductible.
