Here's our honest version: quality micro-mesh guards genuinely work β€” needles can't thread through, and most debris dries and blows off. Cheap screens and slot covers are where the category's bad reputation comes from; needles slip through or mat on top, and now you're cleaning guards instead of gutters. Good news hiding in our rain profile: 30-plus inches a year sounds brutal, but it arrives as long, steady soakings β€” and gutter capacity has to handle the rate, not the annual total. Standard 5-inch K-style keeps up on most valley homes.

The honest upgrade advice: downspouts are the bottleneck more often than the gutter is. Going from 2Γ—3 to 3Γ—4-inch roughly doubles outlet capacity and clogs far less β€” the single best upgrade on a debris-prone house.

We find this constantly: bathroom fans that vent into the attic instead of through it. Sometimes the duct was never connected. Sometimes it's aimed vaguely at a gable vent. Sometimes it just ends in the insulation.

Every shower runs a steam machine into a cold Oregon attic, and the sheathing above the bathroom pays for it β€” we've found it rotted black while the rest of the deck looked new. Every exhaust fan must duct completely outdoors, insulated duct, proper exterior cap. No "close enough."

A surprising share of the January "roof leaks" we get called for in Roseburg and Myrtle Creek aren't leaks at all. The roof is fine β€” the water is coming from inside. It's condensation, and it's a ventilation problem, not a shingle problem.

Get ventilation wrong and you pay twice: a damp, quietly rotting deck all winter, and cooked shingles plus higher cooling bills all summer. Manufacturers even write ventilation into their warranty terms.

Shoot everything as-is. The active drip, the ceiling stain, the bulge, the wet rug, the limb in the yard, the shingles on the lawn. Video with sound of live dripping is compelling evidence. Then get a roofer's written assessment before you open the claim β€” you'll be reporting facts instead of guesses.

Here's the thing about our 130 rainy days: they don't arrive as one seven-month monsoon. Pacific systems roll through in pulses, and between them come real dry windows β€” two, three, sometimes five clear days, even in the dead of winter.

Every winter we take calls from homeowners standing under an active leak, planning to live with buckets until June because they assume roofing season ended in October.

It didn't. Western Oregon roofs get replaced all winter β€” with forecast-driven scheduling, section-by-section tear-off, hand-sealed shingles in the cold, and same-day dry-in, every day. Same materials, same warranty, and usually a much shorter line than July.

You can't find a leak from the roof while it's raining β€” and you shouldn't try. But the attic? That's fair game, and it's where the evidence lives.

Flashlight up, step only on framing, and play detective: wet streaks running down rafters point uphill toward the entry. Kill the light and look for pinholes of daylight. A dark patch of compressed insulation shows where water's been landing.
