A custom home above Bear Lake in Garden City. From the kitchen to the sauna, every space was designed to feel as good as it looks. This is what we get to build — and we love it.

Most building problems don’t start during construction — they start *before* it.

Here are the biggest things people skip early on (and regret later):

1️⃣ **They buy land before talking to a builder**

Not all lots are created equal. Slope, soil, utilities, access, and excavation costs can dramatically change what’s actually buildable.

2️⃣ **They design without a real budget guardrail**

Plans look great on paper… until pricing starts and everything needs to be reworked.

3️⃣ **They underestimate site work and infrastructure**

Driveways, utilities, retaining walls, and drainage add up fast — and they’re often overlooked.

4️⃣ **They don’t plan for change orders**

Late decisions = delays + higher costs.

Starting with the right builder early helps you avoid all of this.

At Livingston Homes, we guide clients from feasibility through final build so the process stays clear, realistic, and manageable from day one.

After running a construction company for years, we’ve learned that most of the frustration people experience when building a custom home is completely avoidable.

It almost never comes from the craftsmanship.
It comes from how the process is handled.

Here are the patterns we see over and over again:

1. Starting without a clear plan
People jump in excited, which makes sense — but without clearly defining priorities, budget, and non-negotiables, decisions start stacking up fast. That’s when stress creeps in.

2. Designing without real construction input
Plans can look incredible and still miss important realities: site conditions, cost implications, sequencing, or long-term livability. Fixing those things later is expensive and frustrating.

3. Waiting too long to make decisions
The later a decision gets made, the more it affects everything else — timelines, trades, and cost. Early decisions create momentum. Late ones create chaos.

4. Too many teams, no clear ownership
When no one is responsible for the full picture, communication breaks down. Things fall through the cracks. Everyone is busy, but no one is fully accountable.

When you’re building a million dollar < home, you’re not just paying for materials and finishes — you’re paying for clarity, leadership, and confidence in the process.

At Livingston Homes, our focus is keeping the build organized, transparent, and intentional from day one. We help clients think through decisions early, anticipate challenges before they become problems, and stay ahead instead of reacting.

That’s how complex builds stay manageable.
And that’s how the experience stays enjoyable — all the way to move-in day.

A fully custom home, designed and built from the ground up.

Every detail was intentional — from the layout and flow, to the materials, finishes, and quiet conveniences that make everyday living feel elevated. This wasn’t about following trends. It was about creating a home that feels timeless, personal, and built to last.

Swipe through to see how thoughtful design and craftsmanship come together when the process is done right.

Two things you NEED to know if you’re building in cache valley this year…

1. Right now building material costs are down, excavation/land is up. So if you can build a taller home with more levels and shrink your footprint, you’re in great shape!

2. Interest rates are dropping which means it’s not a bad idea to include your land in the mortgage/loan when you build. Makes it a lot easier for those who don’t have hundreds of thousands of dollars sitting around!

Budget overruns usually aren’t caused by one bad decision — they come from a series of small, avoidable ones.

Here’s what we see most often:

• Design changes during construction
Even small changes mid-build can cost serious money and time.

• Not planning storage, garages, and utilities correctly
Fixing these later is far more expensive than doing it right up front.

• Choosing finishes without understanding long-term cost
Upgrades add up quickly when they’re not prioritized early.

• Underestimating timeline impacts
Delays cost money — plain and simple.

A well-run build isn’t about cutting corners. It’s about making smart decisions early, with clear expectations and experienced guidance.

The Wilson Project was designed with intention.
At 8,500 square feet, it comfortably sleeps 35 — with the layout, flow, and details to match.
When you build for experience first, everything else follows.
