Bricks coming loose, shifting, or separating? Cracked or missing mortar between bricks can let water in and allow the surrounding masonry to start moving.

In New Hampshire, freeze-thaw cycles can make that worse fast. Water gets into weakened mortar joints, freezes, expands, and can leave brick patios, walkways, steps, and other masonry areas loose or uneven over time.

Repointing and masonry repair can often address the failing joints without replacing perfectly good brick. The important part is figuring out whether the issue is deteriorated mortar, movement underneath, drainage, or a combination of problems before the damage spreads.

If your patio, walkway or pavers keep sinking, shifting or becoming uneven, the problem may not actually be the pavers.

A hardscape is only as good as what’s underneath it. Poor base preparation, inadequate compaction, drainage problems and ground movement can eventually show up on the surface as low spots, loose pavers, uneven walkways and areas that hold water.

And in New Hampshire, anything built outside also has to deal with wet ground, freezing temperatures and repeated freeze-thaw cycles.

That’s why so much of the work that determines whether a patio, walkway or retaining wall lasts happens before you ever see the finished product: excavation, grading, drainage, base installation and compaction.

If your patio is sinking, your walkway is uneven, your pavers keep moving or water is collecting where it shouldn’t, fixing what’s visible without figuring out why it moved in the first place may not solve the actual problem.
