5 things this loan officer got wrong about solar leases on homes that killed the deal and made buyer walk 🚩
He called my client’s solar lease “terrible” without ever reading it. His buyer believed him and walked away from the house. Here’s what he missed:
1️⃣ He never checked the utility’s rates. The lease power cost less than Edison’s, and the homeowner has zero equipment liability.
2️⃣ He thought a grid bill meant solar wasn’t worth it. A system that covers part of your usage still saves you money. Without it, you’d buy every kWh from the utility.
3️⃣ He never read the contract. There’s no lien on the home. The lease files a UCC-1 on the equipment only.
4️⃣ He doesn’t understand utility buy-back rules. Every rule change has pushed homeowners toward energy independence, and existing solar homes kept their deal. If you’re not buying from the grid, you’re not at its mercy.
5️⃣ Under NEM 3.0, selling power back is optional. A battery’s real job is keeping you off the grid, so rule changes matter far less.
Before you call a solar lease “bad,” read it. Before you spread misinformation, check the facts. 🚩
