We raised the fence between our homes to six feet for added privacy. πŸ”’ It's a small change that makes a big difference! ✨

You’ll notice a different type of fencing here – a split rail fence. 🚧 This area is an NGPA, requiring specific planting, sprinkler systems, mulch, and two years of maintenance.

Always pay attention to your plans and ensure everything is done correctly! πŸ‘

Building multiple houses on one lot, there are many pre-development considerations. One crucial aspect is the water meters. Here, with three detached units, we opted for separate meters. In another project nearby with three units, two detached, we used only two meters, with the detached units sharing. 🚧

There are several approaches depending on water pressure and other factors, but it's important to plan ahead. πŸ‘

Fixing a layout mistake. ⚠️ Initially chose the wrong wall for the buffet-style countertop, disrupting the living room flow. We corrected it by moving the buffet to its proper location outside the dining room, enhancing the layout.

Mistakes happen, but it's important to fix them. The minor drywall damage was worth it for the improved design. πŸ‘

When we got the property, there was a big block wall holding up the neighbor's yard. We talked to them about building a new wall and fence, and they were happy about it.

It did cost more, but now we have a new wall, a new fence, and a side yard we didn't have before.

When building retaining or block walls for elevation differences between houses, it's a great idea to put the fence on top of the wall.

This approach leaves plenty of room for walking and prevents the area from feeling crowded. While it costs a bit more, it improves the sense of space and comfort.
