Got a call from a property owner about a leak that nobody noticed for days. The tenants were out of town, so while they were gone, the water just kept running.

Originally, everyone thought it was the fridge or the ice maker, but it turned out to be the dishwasher. By the time we got there, the water had flooded the top floor and drained all the way down to the main level.

Mold can fall into 3 categories.

Allergenic: Irritates your respiratory system. Triggers sneezing, congestion, and asthma flare-ups. Often present for weeks before anyone connects it to a health issue.

Pathogenic: Can cause active infection. Especially dangerous for the elderly, young children, or anyone with a compromised immune system.

Toxigenic: Produces mycotoxins. Harmful to anyone in the home, not just people with sensitivities.

For there to be mold there must also be a source of moisture. Moisture is the most critical factor for indoor mold growth, and mold needs both moisture and a food source (organic material) to grow and survive.

Sewage leaked into this cellar from the
drain pipe in the ceiling of the cellar area.

A simple makeup mirror caused all this damage.

Sunlight hit this mirror sitting near a window just right, igniting the wall and sending flames straight into the attic.

When the fire department opened the ceiling to extinguish the flames, they disturbed vermiculite insulation—a dangerous form of asbestos. Because these fibers spread through the air, all "soft goods" (mattresses, pillows, and couches) became contaminated and had to be discarded for safety.
