There will be TEARS! 😭 this was on a local FB page and I can't help telling you that a warranty could have helped save them so much money with a replacement. I know some of you think blah, blah, blah, the refrigerants don't matter but they do!!! The changes can even affect newer (this was 7 years old only) but even any 410A system could have a problem finding parts because of the requirement to use the NEW refrigerants. It's NO joke and don't make the mistake of not giving them multiple opportunities to purchase a warranty with me. Pay monthly. Get a warranty anytime thru me! Just don't let this be a client or YOU!

Lemme cook for a minute:
When you don't discuss the warranty with every client, they only have access to retail costs on any repair/replacement after close. Imagine if they were able to save money otherwise.
When you include a warranty for clients, you give them access to saving money when there is a repair or replacement. This means the ability to use money elsewhere- like extra mortgage payment or money to contribute to their kids afterschool activities or tutoring, or even not having to take a loan out for a car...
its not even girl math.... it's legitimate math.

Let's talk bi-annual maintenance-- I have a cottonwood in my neighborhood and this is an R-22 system that still works. BUT.... it needs to be CLEANED and serviced-- this year, a solvent to clean debris and remove the dirt will be necessary!
If you are purchasing a home with a condenser that looks like this-- we need to talk!

2022-2025 Garden Club Member-- and this isn't your regular garden variety. I've grown YOY in production for home warranty sales (again) in 2025. I owe it all to my agents (so many to tag!) and brokerages like .kc (formal partnerships!) and I am so very grateful.
It's true- I do my job, but I have that extra sparkle and shine that helps make a situation in a clients home alittle more smooth. I answer my phone, make sure to be responsive (I'm not going to leave you on read!) and help when you need it. My favorite part of this gig is educating agents-- and I have some engagements on the calendar for 2026.

Saving money on appliance repairs- appliances are the largest amount of claims we process.
Addressing fraud with Financial Shield
Replacement costs is Air Conditioning are astronomical and with a warranty the costs are very low- think hundreds instead of thousands in many scenarios.
And helping people have repairs after just purchasing a home when finances feel tight.
