Here's what Jett put in:
✅ 75 feet of Schedule 80 PVC supply & return across the roof, mounted on foam sleepers to protect the membrane
✅ Advantage Controls controller tied into diaphragm metering pumps, a conductivity probe, a motorized bleed valve, and a safety flow switch
✅ A fully automated program that monitors dissolved solids in real time, doses scale and corrosion inhibitors on schedule, and runs biocide feed timers to stop biological growth before it starts

Most senior living communities in New Jersey have their hot water set to save energy.

Which means they're set to grow Legionella.

Hot water below 140°F at the return line is the exact temperature range Legionella thrives in, and it's the default setting in most NJ communities trying to manage utility costs.

NJ Senate Bill S2188 just made that a compliance problem. Senior housing with 25+ units and shared hot water has until September 2026 to produce a documented, ASHRAE 188-aligned Water Management Plan.

Here's what the law actually requires:

- A documented Water Management Plan aligned to ASHRAE 188
- Minimum disinfectant residuals, continuously monitored
- Routine Legionella testing with documented results
- Incident reporting to NJ DOH
- Annual plan updates
- Staff and resident education

It applies to 7 facility types: hospitals, long-term care, senior housing with 25+ units, hotels with 50+ rooms, correctional facilities, buildings with cooling towers or aerosolizing water, and any building linked to an outbreak.

The fine is $2,000 per violation. The bigger risk is what happens to a medically fragile population when there's no plan on file during an outbreak.

Your corrosion coupon report is trying to tell you more than the MPY number. 🔬

Most reviews stop right there, but MPY alone doesn't predict equipment failure. Pitting does.

⚠️ A system running at 1.5 MPY with significant pitting is far more dangerous than one at 3.5 MPY with a clean, uniform surface. The lower number looks better on paper, right up until a heat exchanger tube fails.
