🚩 No permit line item
🚩 Vague 'labor and materials' with no breakdown
🚩 No change order clause
🚩 No named project manager
🚩 No structural engineering for wall removals
🚩 No certificate of insurance
🚩 No written start date

But before the sledgehammers come out, here is what HAS to happen first to keep your home safe:

📐 Step 1: Structural engineer identifies the wall type (load-bearing vs. partition).
✍️ Step 2: Engineering drawings are created and stamped.
📝 Step 3: Permits are officially filed with King County.
🏗️ Step 4: Temporary shoring is installed to support the roof/second floor.
🪵 Step 5: The correct LVL beam is sized and installed.
✅ Step 6: Final inspection approved.

We've installed over 140 countertops across King County. When clients walk into a slab yard, they usually get overwhelmed by the sheer volume of options. But the choice almost always comes down to how much maintenance you are actually willing to do.

Here is what you need to know:

Quartz: The workhorse. It is basically indestructible and you never have to seal it. Expect $65 to $90 per square foot installed. This is what we put in 90% of busy family kitchens.

Quartzite: Real natural stone, which means every slab looks completely different. It is gorgeous. But you have to commit to sealing it every single year. Skip that, and you will get stains. Usually runs $85 to $120.

Porcelain Slab: Heat-proof and completely stain-proof. Because the slabs are massive, you end up with very few seams. It sits right in the middle at $70 to $100 per square foot.

Our in-house design team usually steers Bellevue families toward a high-quality Quartz (like Silestone) or a Dekton porcelain. You get the luxury look without the panic when someone spills red wine on a Tuesday night.
