SUMMARY

The Superintendent provides on-site coordination for all phases of Projects in which the Company undertakes including oversight of subcontractors, material and equipment vendors, and inspectors from each authority having jurisdiction over the Project, ensuring that the requirements of the contract documents (plans, specifications, schedules, and budgets) are met. The Superintendent is responsible for quality control and jobsite safety compliance.

PRIMARY ESSENTIAL FUNCTIONS & MAJOR RESPONSIBILITES

- Ensure all on-site personnel comply with the latest safety requirements and guidelines of Cal/OSHA and of the Company. Respond to and report unsafe conditions and jobsite accidents or injuries.
- Communicate and coordinate schedule subcontractors, consultants, and vendors to maintain the schedule critical path and ensure timely completion.
- Communicate with Project Managers, Project Engineers, Owner’s representatives, Architects, and Engineers regarding ASI’s, RFI’s, shop drawings, and submittals.
- Review, coordinate, and confirm conformance of submittals with site conditions (either proposed or existing).
- Ensure that subcontractors and vendors are fully executing their scopes of work and contract requirements.
- Create appropriate work area access for all tasks and inspections by opening/unlocking the project site at all days and times necessary.
- Secure the site appropriately by storing and locking up materials, equipment, furnishing, or any other valuable component of the project and by maintaining barricades, fencing, and locking points.
- Call for and coordinate all relevant and required inspections in a timely manner and in support of the project schedule.
- Identify and log any subcontractor or vendor non-compliance with safety, health, and environmental quality standards.
- Identify conflicts in construction document details and existing conditions that may hinder the progress of the Project and effectively communicate the conflicts with the project team for prompt and effective resolution.
- Maintain daily written logs of project progress, activities, conditions, hindrances, and any other critical information necessary to document major occurrences relating to the jobsite.
- When required to meet demand, perform the duties outlined in this description for multiple projects simultaneously.
- Preside over weekly subcontractor coordination and safety meetings to ensure that schedule and safety requirements of the site are being met.
- Prepare for and participate in regularly scheduled Owner-Architect-Contractor (OAC) coordination meetings.
- Ensure that the project site is in a presentable condition. Coordinate subcontractor involvement in OAC meetings when appropriate.
- Maintain a neat, clean, and orderly jobsite by mandating subcontractors and vendors to pay appropriate attention to tidy laydown and storage areas, constant debris removal, and safe and appropriate access to work areas.
- Create and distribute up-to-date progress and lookahead schedules that appropriately plan and phase the work of the project. Mandate subcontractor and vendor compliance with lookahead schedules and log all delay events that hinder the Company’s ability to meet schedule milestones.
- Must have a strong focus on safety, awareness, and compliance.

SUPERVISORY RESPONSIBILITY

Superintendent shall supervise all subcontractors, consultants, vendors, and subordinate Company employees daily. In doing so, adequate manpower and productivity shall be maintained in support of the Project schedule and contract requirements.

KNOWLEDGE & SKILLS

- Provide oversight, direction, and conflict resolution of multiple resources – typically 20-30 subcontractors, vendors, and consultants – and works to proactively identify and solve conflicting information and conditions.
- Effectively communicate Company and project goals and expected outcomes by all necessary means and identify all communications that are of a level of significance as to be required in writing.
- Read and correctly interpret contract documents including drawings, specifications, calculations, reports, contract agreements, purchase orders, service orders, code provisions, and local jurisdiction ordinances.
- Communicate professionally and effectively in both oral and written form and exhibit appropriate and professional interpersonal skills. Actively listen to feedback of others and remain open to the ideas of others.
When communicating orally, speak clearly, professionally, and persuasively by guiding conversations away from disagreement and argument and toward agreeable outcomes and understanding. When communicating in written form, use appropriate terminology, grammar, and punctuation. Avoid the use of profane, slanderous, and derogatory language in all circumstances.
- Plans and organizes their own daily tasks and environment thereby planning and organizing the tasks and environments of others. Keeps and accomplishes prioritized lists of action items and maintains a neat and orderly work area.
- Code familiarity and interpretation is crucial to the daily tasks of the Superintendent and they shall have competent knowledge of building industry standards, codes, and requirements including but not limited to all sections of California Codes (CBC, CGBC, CEC, CMC, CPC, CFC) and accessibility guidelines (CalDAG and ADA), and have the skillset to research and determine codes and ordinances of the jurisdiction of the project(s) which they are overseeing.
- Information technology including computers, cameras, cellular devices, tablets, printers, scanners, and associated office and construction project management software (Microsoft Outlook, Excel, Word, Project, Procore (or similar software), and internet research.

EDUCATION, EXPERIENCE, CERTIFICATIONS

- Minimum education shall be an accredited high school diploma or GED; secondary education consisting of AA/AS degree in construction management, construction engineering, or architecture preferred.
- Minimum experience of three years of verifiable or demonstrated experience in commercial construction project oversight and management.
- Certification for OSHA 30-hour training is required to be obtained within 90 days of employee’s hire date; existing certification preferred. Certification shall be through a Company-approved training provider.
- Equipment operation certification for warehouse forklift, telehandler, boom lift, and scissor lift are preferred.

TRAVEL

Travel to and from project sites, conventions and tradeshows, and Client headquarters is required and may include early morning or late-night travel and overnight stays.

WORK ENVIRONMENT

This position requires work to be performed in an office setting and on a construction site. Working indoors and outdoors is common. Outdoor work may consist of temperature extremes (cold or hot), windy, rainy, snowy, foggy, humid, or dry conditions. Some project sites may be in areas with high rates of crime.

PHYSICAL DEMANDS

- Overtime, weekend, or holiday work may be required to meet the demands of the project schedule and associated deadlines.
- Dexterity of hands and fingers to grasp, pinch, and hold materials, tools, equipment controls, climbing apparatuses, computer keyboards, computer mouse, and other business machines.
- Standing and walking is a regular requirement of this position.
- Sitting is a regular requirement of this position.
- Walking surfaces are commonly uneven and may contain trenches, pits, depressions, mounds, hills, and piles, and these obstacles may be temporary or a permanent part of the environment.
- Reaching with hands and arms.
- Climbing, balancing, stooping, kneeling, crouching, crawling.
- Vision, hearing, and sense of smell of a level of acuity that allows the employee to safely navigate their environment and to identify safety hazards.
- Occasionally lifting and/or moving of material or items up to 100 pounds.
