It’s been a very busy summer at Ratia Construction. Our team has been working on some incredible (and soon-to-be incredible) homes. We love sharing the final photos of spaces we’ve been a part of, but we’re partial to the construction phases.

Here’s a glimpse of what we’ve been working on.

1. Earlier this summer we got started on the full remodel of a 100+ year old home in River Forest. Project with M Viamontes Architecture + Interiors

2. Measuring again and again and again to make sure that a bathroom tile install in Lincoln Park goes smoothly. Project with Centered by Design | Claire Staszak

3. Our expert carpenter scribed this trim to incorporate the distinct profile of this original wall.

4. New drywall, taping and a fresh coat of paint refreshed this first floor in Edgewater. Project with Semple+Rappe Architects

5. Additions to the back and top of this historic home in Lincoln Park are taking shape. Project with En Masse Architecture and Design Ltd.

6. Out team did some light touch ups to the exterior of this Evanston home. Project with SCPA

8. In a Gold Coast high rise, an entirely new floor plan is taking shape and it all starts with this curved entryway. Project with M Viamontes Architecture + Interiors

Our top tip for adding character back into a home: don’t overlook the architectural details.

Remodels that involve new room layouts are a great opportunity to consider how to add interest to a space that goes beyond decor.

Designed spaces like this custom-framed scullery create visual intrigue by intentionally directing your eye in relation to the light in a room.

We scored the back of the drywall sheets in order to achieve this curve.

We used custom flex molding to match the trim details in the rest of the house without deviating from the shape of the corbels.

These arched corbels on this cased opening create a distinct threshold between the scullery and the kitchen.

Arched corbels might look like an easy addition but they involve thoughtful framing, curved drywall application, and custom molding if you want them to timelessly blend into the space.

If the front door of a historic home feels anachronistic, consider replacing it with something that has a timeless design.

That’s what Centered by Design | Claire Staszak and Kate Sweeney did with the front door and steps of this 1896 Victorian-style home in Bucktown.

We removed the modern single door, reframed the entry for a custom Simpson Door Company set of double doors and transom, and replaced the sloped concrete stairs (which were treacherous in the winter) with a classic, stately set.

Cultivating historic character in a home that’s been stripped of it requires a subtle understanding of space, balance and function.

Although this Victorian style home in Bucktown was built in 1896, its interior had been modernized with an abundance of overhead lighting, plain tiled fireplaces and minimalist trim.

Centered by Design | Claire Staszak and Kate Sweeney created a design that kept the bones of the space, but involved removing the finishes that took the space out of its original context.

We eliminated the overhead lights and installed new drywall to let the fireplace fully incorporate into the room.

New trim around the windows and crown molding gives the room definition and draws your eye into the lilac marble fireplace fabricated by .

Surrounded by refinished floors, a fresh coat of paint and timeless furnishings, you’d never know this room once had a modern, minimal design.

A room with a view like this should make you want to pause and take in every detail.

For this study overlooking the Chicago River, custom millwork and an immaculate, even sheen of paint frame the view from every seat. When you have a view this spectacular, your space should embody the kind of boldness and craftsmanship that defines our skyline.

Access to utility spaces doesn’t have to look industrial.

In this Streeterville condo, the original utility closet door awkwardly drew attention to the space it was trying to hide.

While remodeling the entire unit, the designer incorporated rift-cut white oak panels to seamlessly integrate the door into the condo’s custom portals.

A concealed pull latch adds to the sleek, discreet design.

The necessary vents were built directly into the custom door by , keeping mechanicals cool without disrupting the aesthetic of the paneling.
