There’s a lot of confusion about the new Bay Area appliance regulations. Let’s separate the myths from the facts.

👉 Myth #1: “They are banning all gas appliances.”
Fact: The rules currently affect new water heaters and furnaces only. Gas stoves, ovens, and dryers are not included.

👉 Myth #2: “I have to replace my gas equipment right now.”
Fact: If your current furnace or water heater is working, you can keep using it. The rules apply when equipment is replaced after the compliance dates.

👉 Myth #3: “Every home will need an expensive electrical upgrade.”
Fact: Not every home. Some heat pump systems can work with existing electrical infrastructure. However, older homes may require panel upgrades, new circuits, or other electrical modifications.

If you're running a steady‑state business and don't want to grow, so be it. But if you want to win more projects, use rebates as a sales lever.

Example: Santa Clara, San Jose. I bid a standard heat pump — decent price, not super competitive.

Why old contractors hate everything new? 🤷‍♂️📄

Everyone wants to do what they know. What they spent years training for and getting good at. And then suddenly — bam! — a new permit requirement, a new rebate form, a new program.

It's annoying. I get it.

But the world doesn't stand still. Rebates change. Permits get stricter. Customers want transparency. If you don't adapt to new processes — you'll lose money and reputation.
