Here’s what to look (and sniff) for:

👀 Visible signs
Check areas prone to moisture:
* Around HVAC vents and registers.
* Under sinks.
* Around windows.
* In bathrooms (ceilings, grout, caulking).
* Crawl spaces and basements.
* Around your indoor HVAC unit and drain lines.
�You’re looking for:
* Black, green, or white spotting.
* Discoloration on walls or ceilings.

January started 2026 in a way none of us could have anticipated, and our hearts are with everyone impacted by the recent winter storm. Watching our Middle Tennessee community endure days of power outages, property damage, and so much uncertainty has been truly heartbreaking.

Over the past couple of weeks, we’ve seen neighbors facing challenges no one should have to face alone. While words can’t ease every loss, we want those affected to know they are seen, supported, and not forgotten.

If you — or someone you know — are still in need of assistance as recovery efforts continue, the Nashville Office of Emergency Management has partnered with the American Red Cross, Nashville Fire Department, Metro Social Services, the Office of Homeless Services, Metro Nashville Police Department, and other local agencies to provide help and resources to those who are struggling.

So, your house has tested positive for radon, but what now?

We mitigate it!
The most common and effective method for mitigating radon is ASD, (active soil depressurization). This uses a fan + vent pipe to pull radon gas from beneath your foundation and release it safely outside, before it can enter your living space.

The process:
1. Seal entry points – cracks, gaps, and openings in the foundation are sealed to block gas intrusion.
2. Create suction – a small hole is made in the slab and a PVC pipe is installed into the soil below.
3. Vent it out – an exterior fan pulls the gas upward and vents it above the roofline.
4. Monitor the system – a manometer (or alarm) shows it’s working, and retesting confirms safe levels.
Goal: Keep radon below the EPA action level (4 pCi/L).

When should you mitigate?
* If your home tests at or above 4 pCi/L, mitigation is strongly recommended.

What does it cost?
* Typically around $1,200.
* However, the range can fall between $800 – $2,500 depending on home complexity, foundation type (crawl spaces are often pricier), and radon levels.

Does it require maintenance?
Yes, but it’s minimal:
* Fan replacement every 5–10+ years (~$200–$350).
* Retest every 2 years to confirm effectiveness.

Other Possible Solutions:
* Passive systems (sealing + natural venting) may help in some homes.
* Well water mitigation uses aeration or activated charcoal systems if radon is present in water.

🟢 January is Radon Awareness Month! 🟢

For the remainder of this month, we’re breaking down everything you need to know about radon — from health risks to testing, and what to do if your home is affected.

But first… what is radon? 🤔
Radon is a naturally occurring, invisible, odorless radioactive gas that forms from uranium in rocks and soil. It can sneak into homes through tiny cracks in foundations and build up indoors — without you ever knowing it’s there.

Here’s the kicker for us Tennesseans: 👀
While radon testing isn’t required when buying or selling a home in Tennessee, our state is known for elevated radon levels thanks to our limestone-heavy bedrock. East and Middle Tennessee are considered the highest-risk areas, with average indoor levels predicted to be above 4 pCi/L, (that’s picocuries per liter — more on that later this month).

Why does this matter?
Long-term radon exposure is a serious health risk and is actually the second leading cause of lung cancer, right behind smoking. 😳

The good news? Radon can be easily tested for and managed once you know it’s there, and you’ve got us to tell you how!
