🏡 BIG California ADU Updates for 2026
Thinking about building an ADU in Sonoma County? The rules just got more flexible.

Here’s what homeowners need to know:
• Many single-family properties can now build multiple ADUs
• Some lots may allow up to 3 ADUs + 1 JADU
• Garage conversions still count as ADUs
• SB 9 may allow additional housing options
• Permits must be approved faster if they meet state law

What this means:
More rental income.
Space for family.
Higher property value.

But every property is different. Zoning, utilities, septic, and site layout all matter.

Sebastopol Makes Housing History in Sonoma County!
Big news for local homeowners and housing advocates 🏡✨ — the City of Sebastopol is now the first city in Sonoma County to adopt an ordinance that allows accessory dwelling units (ADUs) to be sold as separate homes. This change implements California’s AB 1033 and opens the door for ADUs to enter the for-sale market, helping expand attainable housing options right here at home.

✅ More homeownership opportunities without losing existing homes
✅ Expands potential housing stock, especially smaller homes
