What happens when your project site is in a floodway AND a seismic zone at the same time?

You don't get to design for one hazard and hope the other stays quiet. You engineer for both — every possible load, every possible sequence.

On this project, that meant accounting for:
• Hydrostatic and hydrodynamic pressure from floodwaters
• Debris impact forces carried by moving water
• Uplift and buoyancy acting on submerged foundation elements
• Seismic lateral demands from ground motion
• Scour, erosion, and saturated soil pressure on foundations

Then we modeled five combined load scenarios — flood only, seismic only, flood + seismic simultaneously, flood then seismic sequentially, and seismic then flood sequentially — to validate structural performance under every foreseeable condition.

The result: an elevated, ductile structure with deep driven piles, corrosion-resistant materials, scour protection, and a continuous seismic load path — resilience confirmed through advanced structural analysis.

Happy Juneteenth from the LPL Consultants family! 🕊️

On this day in 1865, the last enslaved Americans finally learned they were free. It took two and a half years after the Emancipation Proclamation, but the day came. Juneteenth is a reminder that freedom and equity have to be actively built, not just declared.

Some sites make shallow foundations impossible. This hillside project was one of them.

Steep terrain, variable near-surface soils, active groundwater during drilling, and limited equipment access — conventional approaches were ruled out before design even started.

The solution: drilled Cast-in-Place (CIP) piles reaching approximately 100 feet below grade. That's roughly 10 stories straight down into the ground.
