This project involved a kitchen and primary suite addition that features a stunning rear glass facade, interior light well, primary suite balcony, and a modern deck and railing at the first level. The project also included a lower level addition that functions primarily as a residential work shop. The unique design leverage an interior light well to bring sunlight deeper into the home's primary bedroom and first floor. The modern balcony and deck further extend the footprint of the home and perception of living space.

This project included a complete rebuild, addition, and exterior landscape re-design of a 1920s Cleveland Park Craftsman. The project involved digging out and extending the basement. The rear of the house was removed and re-built in a blended craftsman/modern style. 10 foot tall windows extend across the rear lower level, connecting the entertainment room with a modern terrace, pool, and fence. New windows and stucco modernized the facade. Craftsman elements were retained with an extension of the home's unique rafter tails. A gable dormer helps retain the proportionality and traditional angles of the home.
The interior of the home boasts 3" rift sawn oak with a waterborne matte finish. Traditional craftsman trim details were re-produced throughout the house, and door openings were heightened to enhance the open-ness of the house. A custom wood screen/planter box accents the front family room, and opens to the rear screen porch. The basement includes a climbing wall, home gym, sauna, and guest suite. High efficiency boiler heats the home's three floors, with heat and cooling retention assisted by open and closed-cell foam insulation throughout the home. A new rear driveway is wired for an electric charging station. The project involved roughly 5000 square feet of interior build, and 1/6th of an acre of site and pool build. Construction Duration-- 11 Months.

One of the requirements of working in a historic district is to create and build new, modern, and sometimes large spaces that still manage to respect the scale and feel of the original structure. This project was built with a modest and historic-respecting front facade that leaves no impression that the house was substantially rebuilt to almost 3x it's original size. Technical challenges were significant, including underpinning of the adjacent neighbors' 4-story building in order to achieve a full-height basement. Project design by Lawlor Architects
