"What is a Shell?" A Shell is a outwardly complete Barndominium; and for all intense purposes still a Barn, framed up, wrapped and skinned with Roofing & Siding.
Inside it is bare bones, typically one big open room with it's load baring framing exposed. You get to decide how you are going to finish the space & your own pace; if you're a DIY'er.

Otherwise sub it out or hire a finishing Contractor.

Many Contractors will lead people to thinking they can get you the shell cheaper; hoping to take you for the whole shebang, while padding 10% on ever sub they hire and take you to the cleaners.

Shells typically do not include: Plumbing, Electrical, HVAC, cosmetic framing for Wall-patrician dividing out rooms, Drywall or Interior Paneling, Flooring, Cabinetry, etc.; its is empty & blank...
