Trees next to boundary walls can cause some structural damage. Would be best to remove the roots before they apply additional loads onto the wall. 👍

Flashing not doing what it should. Cause of problem - Incorrect flashing used and build up of leaves. 💦 💦

Client had serious water problems with their flat roof which was built incorrectly 💦. Applying normal Acrylic waterproofing will not work due to the staggered formation of the tiles. Best solution for this was a oversize flashing. 💯
