Automated lighting. Underfloor heating. VRF air conditioning. A generator that kicks in before you notice Eskom failed.

*1. Spec it correctly*
300L tanks with 5kW units are for townhouses. A 500m² home with 3 en-suites, a guest suite, and underfloor heating needs 300L + 9kW minimum. Inverter units only. Anything else will run 20hrs/day in June and die young.
*2. Protect it from power*
Load shedding voltage spikes are the #1 killer of heat pump PCBs in Gauteng. A R2,500 surge protector + AVS on the dedicated circuit pays for itself the first time it saves your R11,000 board.
*3. Document it for resale*
Buyer’s agents in the northern suburbs now request heat pump service history. No stamped reports = leverage for the buyer to knock R50k off or delay transfer. Keep a digital folder: COC, warranty, annual services.

You didn’t build or buy in these estates to manage utilities.
You expect systems to be silent, efficient, and invisible. When they’re not, it’s not a “maintenance issue”. It’s a failure to perform to the standard of the property.
