Modern buildings can generate enormous amounts of information from HVAC systems, meters, sensors, lighting, equipment, occupancy systems, and other connected technologies.

But the number of available points is not what makes a building intelligent.

❌ Myth: More data points make a building smarter.

✅ Reality: A higher point count does not, by itself, make a building smarter. Value comes from using relevant data in context to enable coordinated control, optimization, and better operational decisions.

The real advantage of an integrated Building Management System is the ability to bring meaningful information together and use it effectively.

For example, occupancy information can influence HVAC and lighting operation. Energy data can support demand and equipment strategies. Trends from multiple systems can provide a clearer picture of how the building is performing as a whole.

Relevant data → integration → context → control → optimization.
That is where data begins to create real operational value.

So perhaps the better question isn't “How many points are connected?” but:
“How much of that information is actually being used to improve the way the building operates?”

💬 "The chilled water plant has low ΔT. So the problem must be at the chiller plant... right?"

Not necessarily.

❌ Myth: Low ΔT means there is a problem with the chiller plant.

✅ Reality: Low ΔT often appears at the plant, but the root cause can exist anywhere across the chilled water system.

In a chilled water system, ΔT refers to the temperature difference between chilled water supply and return. When that difference drops below design intent, plant efficiency and capacity can suffer. However, low ΔT is not always caused by the chillers themselves.

It can be influenced by excess chilled water flow, poor hydronic balance, bypass flow, three-way valve arrangements, low airside load across coils, fouled heat transfer surfaces, improper valve control, low valve authority, or control strategies and setpoints that do not support stable coil performance.

This is why low ΔT should be investigated as a system issue, not only a plant issue.
A well-designed BMS helps by making temperatures, flows, valve positions, pump operation, equipment sequencing, and system behavior visible in one place. With the right trends and analysis, it becomes much easier to identify where the temperature difference is actually being lost.

Solving low ΔT is not just about generating colder water or increasing flow. It is about understanding how the entire system is operating and correcting the underlying cause.

💬 "347 active alarms. Does that mean the building is being monitored better?"

Not necessarily.

In building automation, generating an alarm is easy. Making sure the right alarm reaches the right person, at the right priority, with enough information to act on it is what matters.

❌ Myth: More alarms mean better building monitoring.

✅ Reality: Too many poorly configured or unnecessary alarms can create alarm fatigue, making genuinely critical events harder to identify and respond to.

Effective alarm management is about more than quantity. Priorities, thresholds, delays, deadbands, suppression, routing, and clear alarm messages all play a role in ensuring operators receive meaningful and actionable information.

A well-designed BMS shouldn't simply tell you everything that's happening. It should help you understand what requires attention first.

Not necessarily.

❌ Myth: If the system is running in Auto, it's optimized.

✅ Reality: Automatic operation means the system is following its programmed control strategy. It doesn't guarantee that the strategy itself is delivering optimal performance.

Setpoints may no longer reflect actual building requirements. Schedules may be outdated. Control sequences may need adjustment. Occupancy patterns can change, and equipment performance can evolve over time.

This is why optimization goes beyond simply checking whether equipment is operating in Auto. Reviewing trends, setpoints, schedules, sequences of operation, and actual system response helps determine whether the building is performing as intended.

Auto tells you the system is following instructions. Optimization asks whether those are still the right instructions.

When reviewing an existing BMS, what do you check first to determine whether the system is truly optimized?
