Healthcare waiting areas are one of the more considered briefs in fit-out.

Patients are often anxious. The space needs to feel settled from the moment they walk in. Layout, light, and material choices all contribute to that. This is the Dr. Sulaiman Al Habib outpatient facility in Mirdif, our third project with the group. Privacy screens, natural light where the floorplate allowed, and materials specified for heavy daily use without reading as clinical.

First impressions shape the experience of a workspace.

For Centrum Workspace, the front-of-house was designed to feel welcoming, calm, and connected to the overall identity of the space. Inspired by Japanese design principles, the reception and café areas combine warm lighting, natural textures, architectural arches, and considered material finishes to create an environment that feels both functional and inviting.

From the marble reception counter to the hospitality-inspired seating areas, every detail was considered to encourage comfort, conversation, and productivity.

From concept to completion, Centrum Workspace was designed across a 22,000 sq. ft. shell-and-core site to create a productive and welcoming environment for modern professionals.

Inspired by Japanese design principles, the space combines soft lighting, natural textures, custom details, and refined material finishes to shape a workplace that feels calm, functional, and distinctive.

From collaborative work areas and private offices to hospitality-inspired touches throughout the space, every element was carefully considered to support the daily experience of its users.

A complete fit-out project delivered by Motif, from design development and technical planning to ex*****on and furniture integration.

As the modern office continues to evolve, acoustic zoning, focus rooms, and workplace pods are becoming a more considered part of workplace planning and design.

Thoughtful environments that support focus and concentration can help teams work more comfortably, effectively, and with greater balance throughout the day.

Microcement, natural timber, acoustic textile, and frosted glass.

These materials shape a workspace that feels continuous and calm. Surfaces flow without interruption. Rooms are defined by subtle shifts in texture rather than bold separation. Even small details, a handle, an edge, a seam, influence how the space is experienced.
