Coffered ceilings need to be planned before work starts on site.

The electrical layout, plumbing, air conditioning, and ceiling structure all need to be considered early so everything can line up properly once installed.

On this project, the downlights have been centred within the bulkheads, and the AC layout has also been planned around the ceiling detail.

These small setout decisions can make the finished ceiling look much cleaner.

There are a few common ways to design a double-storey home.

A box-on-box design is where the upper floor sits directly above the ground floor. This is usually the most efficient option from a structural point of view.

A wedding cake design is where the upper floor steps in from the ground floor below.

A cantilever is where part of the upper floor extends out past the ground floor.

These design choices can affect cost because anything that steps in or extends out may need extra structural support, such as steel, timber, or concrete.

It’s worth understanding this early when working through your home design.

One step that can be helpful during your build is to identify defects within your plasterboard walls. The best time to do so is right after completing your undercoat. The first application of paint on your plasterboard surface.

Once the plasterboard has been undercoated, it becomes much easier to check the walls properly for defects. We use a torch and some green tape to mark where we think needs some attention.

We have a coloured tape system we use for our painters and plasterboard team. Green tape for plasterboard defects and blue tape for our painters.

It’s a simple step, but it can make a noticeable difference to the finished result.

Sometimes during frame stage, you may notice parts of the frame not sitting fully on the slab.

This can happen on homes with drop edge beams, internal step-downs, or areas where the slab edge has moved slightly. These are often referred to as blowouts.

Depending on the situation, the fix may be as simple as structural grout, or it may need an engineered detail such as steel plates to support the frame properly.

It’s usually something your builder can work through, but frame pinning or early setout checks can help identify these issues before they become harder to manage.

A common question with wainscoting is where the chair rail should sit.

As a general guide, the chair rail is often set at around one-third of the wall height.

For example, if the ceiling height is 3 metres, the chair rail would usually sit at around 1 metre.

It’s a simple proportion, but it can help the wall panelling feel more balanced once installed.

If you’re designing a French provincial facade, there are a few terms that are helpful to understand.

Midband moulding usually runs through the middle of the home between two levels, while eave moulding sits underneath the eaves.

You may also see window banding around the windows, window sills underneath, and keystones as part of the decorative detail.

The fine lines in the render are usually called ashlar lines. These are cut into the render rather than added as moulding.

Knowing these terms can make it easier to understand your facade plans and selections during the design stage.

We’re at the early stages of a knockdown rebuild project in Maroubra.

The existing home has now been demolished and the clearance certificate has been received, which means the site can start being prepared for construction.

From here, the next steps include temporary fencing, sediment control, a temporary toilet, and pe***ng out the site.

These early site setup items may seem simple, but they help prepare the block properly before the build begins.

Setting out a coffered ceiling usually starts well before work begins on site.

One of the things we use is a reflected ceiling plan, which helps map out exactly where the coffers, lighting, and other ceiling details need to go.

On site, the layout is then marked directly onto the slab and transferred using a vertical laser so the team can line everything up accurately.

Planning and setout early can make a big difference once the ceiling details start coming together.
