First quarterly maintenance completed on a commercial site in South Brisbane.
Two large air-cooled chillers on the roof, with the team familiarising themselves with the plant, reviewing documentation, and setting a solid baseline for ongoing maintenance.

Heat Pump Diagnosis

We had a customer who's heat pump wasn't heating. We were requested to test the Low Pressure switch and check the refrigerant levels.

At first glance, if you look at the bottom left side of the coil you can see what appears to be salt/chlorine build up. This usually indicates the pool water has entered the refrigeration system likely through the heat exchanger.

✅ LP switch tested fine
✅ Checked refrigant levels - 0 kpa = nothing left in the system
✅ Pressure tested with nitrogen
✅ Confirmed the leak on the coil as expected...

😫 Unfortunately the customer is up for a new heat pump due to water entering the Refrigeration system.

This split system didn’t look too bad from the outside, but once we opened it up… yeah, not great. And this one is not actually that bad compared to some! 😷

Right side = halfway through a proper clean.
Big difference.

🔥✨ Annual fire damper testing is a crucial part of our Mechanical Service Packages at 🌬️

Ever wondered what fire dampers do? In normal conditions, they're designed to stay open via a link. However, if a fire breaks out and the temperature rises, this link melts, triggering the damper to close. This crucial mechanism prevents fire from spreading through the building's air systems. 💨

So, why did one damper fail? On closer inspection, it didn't fully close once the link was removed. This is a significant concern because in the event of a fire, it leaves an open pathway for flames to travel through the exhaust system. 🚫🏢
