I completed an Asbestos Clearance Inspection yesterday on a property Iโ€™d previously quoted for a Pre-Demolition Survey. The client did not proceed with the survey because of the cost and the removalist quoted from photos, with no sampling or testing carried out.

During the Clearance it was confirmed that walls below the Picture Rail were not asbestos sheeting, which equates to approximately 60% of the project. For a simple 100m2 to 180m2 house, removing all internal walls & ceilings could cost you upwards of $20,000. Reduce that by 60% makes a saving of $12,000.

During a recent inspection of a commercial property (last checked in 2003), I discovered severe deterioration with friable asbestos fibres being released into tenancies, neighbouring properties, and the environment.

๐Ÿ‘‰ One occupant without a ceiling even had debris fall directly into their workspace during roof works.
