Reduce Your Asbestos Removal Costs by 60%

I completed an Asbestos Clearance Inspection yesterday on a property I’d previously quoted for a Pre-Demolition Survey. The client did not proceed with the survey because of the cost and the removalist quoted from photos, with no sampling or testing carried out.

During the Clearance it was confirmed that walls below the Picture Rail were not asbestos sheeting, which equates to approximately 60% of the project. For a simple 100m2 to 180m2 house, removing all internal walls & ceilings could cost you upwards of $20,000. Reduce that by 60% makes a saving of $12,000.

Spending $400-$800 on a Pre-Demolition Survey to get an unbiased and accurate assessment of the asbestos in your property can save you thousands of dollars.

You might be dealing with Low Density Board (LDB) — a friable asbestos product that looks like cement sheeting but is much softer and more dangerous.

During a recent inspection of a commercial property (last checked in 2003), I discovered severe deterioration with friable asbestos fibres being released into tenancies, neighbouring properties, and the environment.

👉 Tenants reported leaks.
👉 One occupant without a ceiling even had debris fall directly into their workspace during roof works.

🔎 Many asbestos roofs installed between the 1950s–1970s have now far exceeded their 25-year service life. They’re in an advanced state of decay.

🌧️ Weathering from sun, rain, hail, wind, and pollution breaks down the cement matrix, turning once-stable asbestos into a dangerous friable form. These fibres can become airborne or enter stormwater systems — creating serious health risks for workers, tenants, and the wider community.

📌 Important Reminder:
It is illegal in every Australian state to use high-pressure water or compressed air on asbestos materials.
