Retaining, fill, drainage and engineering can shift your budget quickly, especially on coastal or elevated sites.
2️⃣ Concept plans don’t equal fixed pricing.
Until working drawings and engineering are complete, any number you’re given is an estimate, not a contract price.
3️⃣ Site works can change everything.
Soil classification, flood overlays, wind ratings, these are not minor details. They impact structure, materials and compliance.
The earlier these factors are addressed, the smoother your build will be.
