Saving money does not always mean cutting corners. Sometimes it comes from designing smarter.
On this project, the original structural design included a significant amount of steel. By reviewing the plans and designing around Hebel construction, we were able to replace much of that steel with engineered LVLs while maintaining the required structural performance.
The result was a more efficient structure and meaningful cost savings for the client, proving that the right design decisions can have a major impact on the final build cost.

Price certainty does not come from the contract itself. It comes from the decisions made before you sign it.
A true fixed-price build starts with detailed selections, where everything from tiles and architraves to door handles is agreed upfront. When the scope reflects your actual choices, there is far less room for surprises, negotiations, or costly changes during construction.
The more clarity you create before building starts, the more confidence you have throughout the journey.

Having a DA approved is a major milestone, but it is not the finish line.
Many homeowners are surprised to learn there is still a significant amount of work between DA approval and construction, including the CC process, documentation, and coordination required to get the project ready to build.
That is why Neogen supports clients beyond approvals, providing a clear pathway from CC through to construction under a fixed-price contract. One team. One process. One point of accountability.

The best duplexes are not designed for the owner. They are designed for the buyer.
One of the most common mistakes we see is designing around personal preferences instead of what the local market actually wants. Bold design choices, oversized room counts, and niche layouts can look impressive, but they do not always translate into stronger resale results.
The most successful duplex projects balance great design with market demand, creating a product that stands out for the right reasons and appeals to the widest pool of buyers.

A seamless indoor-outdoor transition is one of the most requested features in modern homes.
By removing the bottom reveal and tiling directly to the sliding door track, we can create a flush finish between the internal floor and the alfresco. It is a simple design detail that makes the space feel larger, more connected, and far more premium.
The best part is that some of the biggest visual upgrades come from thoughtful planning, not necessarily a bigger budget.

Low-pitched roofs look incredible, but good design is about more than appearance.
One of the biggest challenges with low-pitched roofs is the lack of ceiling space for air-conditioning services on the upper floor. This often leads to additional bulkheads throughout the home or the need for premium systems like VRV air conditioning, which can significantly increase costs.
The best design decisions balance aesthetics with practicality, performance, and budget from the very beginning.

Square set finishes look clean and modern, but they need to be planned long before the gyprock goes on.
The type of external wall system, whether it is brickwork, Hebel, or cladding, affects reveal sizes and how the window frame aligns with the internal wall. If these details are not considered during design, achieving a true square set finish can become difficult and costly to correct later.
This is why the best finishes are not created at the end of the build. They are designed into the home from the very beginning.

No build is perfect from day one.
What matters is having the systems and attention to detail to catch issues early before they become bigger problems.
On this site, we identified a window reveal sitting too far proud, which would affect the gyprock and architrave finish, so it is being corrected now before the next stage begins.
