Before adding another living room, ask whether you need more floor area or a layout that makes better use of the space.
More floor area means more home to build. Long spans (wide distances between supports) and projecting floors can also change the structural work required.
When setting the brief for a new home, work through these decisions:
• Floor area: Which rooms will you use, what dimensions do they need and what does that mean for the total build area?
• Layout: Place furniture on the plan and check the walking routes before adding space to solve a layout problem.
• Design complexity: Have long spans, double-height spaces, projecting floors and roof shapes priced for your particular design while it is being developed.
• Inclusions: Define the actual joinery, stone, glazing and bathroom finishes you want priced. A package name alone is not a specification.
If the design is over budget, ask for revised design options to be priced on a consistent finish specification. Check what changes in the scope and compare finish upgrades separately. That gives you a clearer basis for deciding which rooms and features to keep.
